If you're thinking about buying in Annandale, here's what you need to know.
What Annandale Is Like to Live In
Annandale sits about five kilometres from the Sydney CBD, bordered by Glebe to the east, Leichhardt to the west and Rozelle to the north. It's a suburb that feels quite different to its Inner West neighbours. Where Newtown has grit and energy and Leichhardt has culture and noise, Annandale is quieter, more residential, and more settled. Wide tree-lined streets, Victorian and Federation terraces, and a white picket fence feel that's genuinely unusual for a suburb this close to the city.
The heart of the suburb's local life is Johnston Street, home to quality cafes, boutique shops and the Annandale Hotel, one of Sydney's best known live music venues. It's a low-key strip rather than a busy commercial precinct, which suits the suburb's character perfectly.
Green space is well covered. Bicentennial Park runs along Rozelle Bay and offers walking and cycling paths, picnic areas and water views. Cohen Park and Hinsby Park both have playgrounds, tennis courts, off-leash dog areas and picnic facilities. The suburb is genuinely family and pet-friendly, with greenery throughout the streets and parklands scattered across the suburb.
Transport is primarily by bus. Routes along Parramatta Road and Johnston Street connect to the CBD in around 15 to 20 minutes. The nearby light rail stations at Rozelle Bay and Jubilee Park also give residents additional options. There's no heavy rail in Annandale itself, though Stanmore station is around a 12 minute walk from parts of the suburb. If your commute relies on train access, factor that in before you commit.
Schools
Annandale Public School has been educating local children since 1886 and remains a well regarded and growing school with a strong community reputation. St Brendan's Catholic Primary School is also in the suburb. For secondary schooling, Fort Street High School in nearby Petersham is one of Sydney's most sought after selective public schools, and there are several private and Catholic secondary options easily accessible across the Inner West.

Annandale is a premium Inner West suburb with prices to match. The median house price sits at around $2,350,000 to $2,400,000, with annual growth of around 4% to 6% over the past year. That's a more measured pace than some of the faster moving Inner West suburbs, which may reflect the suburb's already high base rather than any softening in demand.
There were around 132 to 138 house sales in the past 12 months, with properties spending an average of around 38 to 39 days on market. That's a longer selling period than suburbs like Marrickville or Newtown, partly because buyers at this price point take more time to make decisions and partly because stock is genuinely limited.
Units in Annandale have a median price of around $920,000 to $990,000. The unit market here is smaller than in some neighbouring suburbs and tends toward older style apartments and converted terrace spaces rather than large modern developments. Unit yields sit at around 4%, which is reasonable for this part of Sydney.
House rental yields are around 2.4% to 2.5%, consistent with a premium owner-occupier suburb where capital growth is the main draw rather than rental income.

The median age in Annandale is 38, and around 44% of households are couples with children. The median household income is well above the Sydney average, reflecting the professional makeup of the community. This is a suburb where people tend to buy with the long term in mind and don't move often.
Investors do buy in Annandale, but it's primarily an owner-occupier market. If you're investing here, you're playing a long game focused on capital growth rather than rental yield.
What to Think About Before You Buy
Stamp duty is significant at this price point. A purchase at around $2.3 million attracts stamp duty of close to $100,000 for a standard buyer. Make sure your budget accounts for this plus legal fees, building and pest inspection and moving costs on top of your deposit.
Heritage considerations. Many of Annandale's homes are heritage listed or in heritage conservation areas. This can restrict what you can do with the property in terms of renovations and extensions. Transport planning. Annandale is bus dependent. If you commute to parts of the city not well served by bus, or if you prefer train travel, factor in the walk to Stanmore station or the drive to a nearby station.
