The Macarthur region is one of the most talked about property markets in Sydney right now, and for good reason. It sits at the heart of the South West Sydney Growth Area, it's growing faster than almost anywhere else in Australia, and it still offers some of the most accessible price points of any part of Greater Sydney.
But the Macarthur region isn't one suburb or one market. It covers three local government areas, dozens of suburbs, and a wide range of price points, property types and lifestyle options. Here's a straightforward overview of what makes up the region and what buyers need to know.
What Is the Macarthur Region?
The Macarthur region covers the south western part of Greater Sydney, roughly bounded by Liverpool to the north, the Southern Highlands to the south, and the Georges River catchment to the east.
The region sits about 50 to 70 kilometres from the Sydney CBD depending on which suburb you're in, and is home to a growing population that is expected to expand significantly over the coming decades as new estates, infrastructure and employment opportunities continue to develop across the area.

Camden LGA
Camden LGA sits at the northern and western heart of the Macarthur region. It's one of the fastest growing local government areas in Australia, with its population forecast to nearly double over the coming decades. New estates are rolling out across the LGA at a rapid pace, and infrastructure investment in schools, town centres, medical facilities and roads has followed that growth.
Houses in Camden LGA broadly range from around $950,000 in the newer estate suburbs up to $1.5 million and above in the more established and premium pockets. The LGA is overwhelmingly a house market with very limited unit stock, though Oran Park has an emerging unit market for buyers looking for a more accessible entry point.
Oran Park is one of the most active property markets in the entire LGA, with a masterplanned town centre, excellent schools and parks already in place. It's popular with first home buyers and young families and has seen strong annual price growth in recent years.
Gregory Hills sits alongside Oran Park as one of Camden's most popular new estate suburbs. It has a well established town centre, a private hospital in development, and a strong sense of community. Properties here sell quickly, often within two to three weeks of listing.
Harrington Park is one of Camden LGA's premium suburbs, known for its large family homes, over 70 hectares of parks and open space, and the Harrington Grove Country Club. It attracts established families and buyers who want quality over entry-level affordability.
Narellan is the retail and service hub of the LGA, anchored by Narellan Town Centre which has over 200 stores, dining, medical services and entertainment. It's one of the most practical places to live in the region and consistently attracts strong buyer demand.
Mount Annan offers a more established, leafy feel with the Australian Botanic Garden as its centrepiece. It appeals to families who want slightly larger blocks and a mature suburban environment.

Campbelltown LGA
Campbelltown LGA sits to the east of Camden and is the most established part of the Macarthur region. It has the infrastructure of a genuine city centre — a major hospital, a university, Macarthur Square shopping centre, a train line and a growing health and education precinct that is attracting significant investment and employment to the area.
Houses in Campbelltown LGA broadly range from around $850,000 at the most affordable end up to $1.1 million to $1.2 million in the more elevated and sought-after suburbs. The LGA also has one of the most active unit markets in South West Sydney, with units in the Campbelltown 2560 postcode offering some of the best accessible entry points in Greater Sydney at around $560,000 to $575,000.
Campbelltown itself is the commercial and cultural heart of the LGA. It has the most liquid property market in the area, with both houses and units selling quickly and strong annual price growth of around 8.75% to 9.5% over the past year.
Ingleburn is one of the stronger performers in the LGA, with a train station, a busy commercial strip along Oxford Road, and house price growth of around 11% over the past year. It consistently attracts strong buyer and investor interest.
Leumeah is a practical and well-connected suburb with a train station on the T2 line, making it a popular choice for commuters. It sits at a more accessible price point than some of its neighbours and has solid rental demand.

Wollondilly Shire
Wollondilly Shire sits to the south and west of Camden and Campbelltown and is the most semi-rural part of the Macarthur region. It offers a genuinely different lifestyle to the masterplanned estates of Camden or the established city centre of Campbelltown — more land, more space, a country town feel, and price points that are generally more accessible than the suburbs to the north.
Houses in Wollondilly broadly start from around $750,000 to $850,000 at the entry level, making it one of the more affordable options for buyers who want to be within reach of the Macarthur region without paying Camden or Campbelltown prices.
Picton is the main township of Wollondilly Shire, with a train line connecting it to the broader Sydney network and a genuine historic character that the newer suburban areas of the region don't have. It's a popular choice for buyers who want a country town lifestyle without being too far from the city.
Tahmoor sits just north of Picton and offers a similar lifestyle at a slightly more accessible price point. New house and land packages are available in the area, giving buyers the option of a brand new home at an entry-level price.
Wilton is one of the bigger growth stories in the broader Macarthur region. A major masterplanned community is underway on Picton Road, with new land releases rolling out steadily. It's one of the earlier-stage opportunities in the area for buyers who want to get in before a suburb is fully established.
Appin and Douglas Park sit between Camden and Wollondilly and offer semi-rural living with more land for your money than the established suburbs to the north. They suit buyers who want space and a quieter lifestyle over urban convenience.
Who Buys in the Macarthur Region?
The Macarthur region attracts a wide range of buyers, and understanding who's active in the market helps you know what you're competing with.
First home buyers are strongly represented across Camden and Campbelltown. The combination of relatively accessible price points, strong government schemes including the First Home Guarantee and stamp duty exemptions, and a wide range of new housing in modern estates makes the Macarthur region one of the most popular first home buyer destinations in Sydney.
Families make up the core buyer demographic across the region. The combination of newer, larger homes, good schools, parks and community infrastructure in suburbs like Harrington Park, Gregory Hills, Oran Park and Mount Annan makes the Macarthur region a natural destination for families who want more space than inner and middle ring Sydney can offer at a similar price.
Investors are increasingly active in the region, attracted by the combination of population growth, infrastructure investment and relatively accessible price points. Campbelltown in particular offers some of the stronger rental yields in Greater Sydney, with units approaching 4.8% to 4.9% gross yield in the 2560 postcode. The Western Sydney Airport and Aerotropolis are long-term factors that experienced investors are factoring into their decision making.
