Where to Buy in the Inner West on a $1.2 Million Budget
A $1.2 million budget in the Inner West is a genuinely interesting position to be in. You're not going to buy a house in Newtown or Balmain, but you're also not limited to units in fringe suburbs. There are real options here, and knowing which ones suit your goals makes a big difference.
The Inner West is not a cheap market. The typical house price across the LGA sits above $2.5 million. That means at $1.2 million, you're firmly in unit territory for most of the established Inner West suburbs, with a few exceptions at the southern and western fringes of the area.
That's not a bad thing. The Inner West unit market is one of the most active and well-established in Sydney. Units here are a mainstream product, not a fallback, and the demand for them from both owner-occupiers and renters is consistently strong.
Units in the Inner West have grown at an average of 3.8% per year over the five years to December 2025, outperforming the Greater Sydney average of 2.8%. Around 37.8% of Inner West residents rent, which keeps vacancy low and rental demand healthy.
What Can You Buy for $1.2 Million?
At $1.2 million, your options for a house in the Inner West proper are very limited. The entry level for houses in most Inner West suburbs sits well above $1.5 million. However there are a few pockets worth knowing about.
Tempe and Sydenham sit on the southern border of the Inner West LGA and have house prices that can come in under $1.5 million in some cases, with entry level stock occasionally appearing in the $1.2 million to $1.4 million range. As we noted in our Inner West suburbs ranked post, these suburbs sit on the border of the Inner West rather than at its heart, but they benefit from the same fundamentals and the Metro connection at Sydenham is a genuine asset.
St Peters is similar. Entry level house stock in St Peters occasionally comes in around the $1.3 million to $1.5 million range, with some properties potentially negotiable to $1.2 million depending on condition and timing. It's a suburb that has been gentrifying steadily and is worth watching closely if a house is your goal.
The honest answer for houses is that $1.2 million is very tight in the Inner West. If a house is the priority, you'd be better placed looking at the Inner West ranked post and understanding which suburbs have the most accessible entry points, or considering whether your budget needs to stretch to be realistic.
Units — Where $1.2 Million Opens Things Up
This is where $1.2 million becomes a genuinely strong position. At this budget, you can access unit markets across almost every Inner West suburb, including some of the most sought-after addresses in the LGA.
Newtown has a median unit price of around $822,500, which means $1.2 million puts you well above median and into larger, better positioned apartments. You're looking at two bedroom units with good natural light, period character conversions, or boutique blocks in excellent streets. Marrickville has a median unit price of around $962,500 to $1,000,000. At $1.2 million you're above median, which means you're buying quality in one of the Inner West's most active markets. Units outsell houses in Marrickville, which tells you something about the depth and maturity of the unit market here. Dulwich Hill and Lewisham both have unit medians in the $800,000 to $900,000 range, so $1.2 million puts you comfortably above median in both suburbs. Dulwich Hill has a light rail stop and has been one of the stronger growth stories in the Inner West over the past year. For buyers who want strong transport access and a slightly quieter lifestyle than central Newtown, this is a compelling option.
Stanmore and Petersham have unit markets with medians in the $900,000 to $1,000,000 range. At $1.2 million you're buying well in two of the Inner West's most consistently popular suburbs. Leichhardt and Annandale both have unit medians in the $850,000 to $1,000,000 range. At $1.2 million you have real choice in both suburbs. Leichhardt has the energy of Norton Street, excellent schools and a strong Italian community. Annandale is quieter, more residential, and has some of the Inner West's most beautiful heritage streetscapes. Summer Hill has unit medians around $850,000 to $950,000. A light rail stop, excellent schools, a village feel and consistent buyer demand make it a strong option for buyers in this range.
Rozelle has unit medians around $900,000 to $1,100,000. At $1.2 million you're at the upper end of the Rozelle unit market, which gives you access to the suburb's strong lifestyle appeal and proximity to both Balmain and Annandale.
A Few Things to Keep in Mind
Stamp duty. At $1.2 million, stamp duty for a standard buyer in NSW is around $48,000. Make sure your budget accounts for this plus legal fees, building and pest inspection and moving costs on top of your $1.2 million purchase price.
Strata levies. If you're buying a unit in the Inner West, check the strata levies before you commit. Older buildings can carry higher ongoing costs, and special levies for major works can arise. Factor the quarterly strata levy into your total cost of ownership.
Building age. The Inner West has a lot of older unit stock, which is part of its charm, but it's also worth getting a proper building and pest inspection and reviewing the strata records before you exchange. Knowing the building's history matters as much as the apartment itself.
