Gregory Hills is one of the standout suburbs in the Camden LGA. It's a modern, masterplanned community that has grown quickly over the past decade and continues to attract buyers who want a quality new home at a more accessible price point than some of its neighbours.

What Gregory Hills Is Like to Live In
Gregory Hills sits about 58 kilometres south west of the Sydney CBD, on elevated land above the Camden area with open views toward the Blue Mountains. It's a suburb that was purpose built with families in mind, and that shows in how it's been laid out. Wide streets, connected walking and bike trails, parks and playgrounds throughout, and a genuine community feel that a lot of new estates take years to develop.
The population has grown significantly in recent years, from around 5,000 residents in 2016 to over 9,000, and it continues to grow. The median age is in the 20 to 39 range, which gives you a sense of who lives here. It's predominantly young families and first home buyers who have made the move to the south west in search of more space and a better lifestyle than Sydney's inner and middle rings can offer at a similar price.
Gregory Hills Town Centre sits at the heart of the suburb and has everything you need for everyday living. There's a Woolworths, Aldi, and more than 30 specialty stores, cafes, restaurants and services. For bigger retail, Narellan Town Centre is about five minutes away and Macarthur Square in Campbelltown is around 15 minutes.
Healthcare is well covered too. The suburb has multiple medical centres and The George Centre on Gregory Hills Drive, a private day and short stay hospital. A large private hospital development has also received planning approval which will be one of the largest private hospitals in NSW when complete.
Transport is primarily by car. Gregory Hills Drive connects easily to Camden Valley Way and the M5 motorway, making it straightforward to get to Liverpool, Campbelltown and the broader Sydney road network. There's no train station in Gregory Hills itself, so if you commute daily by train, factor in the drive to the nearest station.
Schools
Schools are one of Gregory Hills' genuine strengths. St Gregory's College is located right in the suburb, a well regarded co-educational Catholic school covering both primary and secondary years. Gregory Hills Public School serves the local community for primary aged children. For secondary options, Macarthur Anglican School and Elizabeth Macarthur High School are both within easy reach, and Western Sydney University's Campbelltown campus is around 15 minutes away.
The Property Market
Gregory Hills is predominantly an owner-occupier suburb. Around 78% of homes are owner occupied, which reflects the community's character as a place where people buy to put down roots rather than to rent out.
The median house price sits at around $1,000,000 to $1,060,000 depending on the data source, with annual growth of around 6% to 8% over the past year. Properties are selling in around 18 days on market, which is a healthy pace and reflects consistent buyer demand.
There is very limited unit stock in Gregory Hills. Like most of Camden LGA, it's almost entirely a house market, with freestanding homes and some townhouses making up the vast majority of what's available.
Rental yields sit at around 3.5% to 3.7% for houses, which is modest. Gregory Hills is firmly a capital growth play rather than a yield market, and the owner-occupier profile supports long-term price stability.
Who Buys in Gregory Hills
The typical Gregory Hills buyer is a young family or couple, often buying their first or second home. The combination of modern housing, a well planned community, good schools and a price point that's more accessible than many Sydney suburbs makes it a natural destination for buyers who have been priced out of closer-in markets.
First home buyers are well represented here, and the suburb works well with the government schemes currently available. The First Home Guarantee allows eligible buyers to purchase with a 5% deposit and no Lenders Mortgage Insurance, and the property price cap of $1,500,000 for Sydney covers every home in Gregory Hills comfortably.
Stamp duty savings are also worth knowing about. For first home buyers purchasing under $800,000, a full exemption applies. For purchases between $800,000 and $1,000,000, a reduced rate applies. Given that Gregory Hills house prices are sitting around the $1,000,000 mark, some buyers can still access a partial concession depending on the specific property and price negotiated.
What to Think About Before You Buy
Transport planning. Gregory Hills is a car based suburb. If you or your partner commute to the city by train, factor in the drive to the nearest station and the overall commute time before you commit.
New vs established. Gregory Hills has a mix of new house and land packages and established homes. New builds give you a modern layout and potentially lower maintenance costs early on, but sometimes come with smaller blocks. Established homes may offer more land and more mature surroundings. Think about what matters most to you.
